Our Primary Process

We manage and deliver your project from concept to completion. This can include services like building permit applications and site preparation.

The 3 Main Steps

Build Off-Site

Your dwelling is built to completion and is furniture-ready in our facility. All electrical, plumbing, finishes, and appliances are installed before delivery.

Site Prep

The foundation, electrical & plumbing rough-in are installed simultaneously as your dwelling is manufactured. Our team will do the physical work or work with a contractor to prepare your site.

Delivery & Installation

Your dwelling is delivered by a semi-truck and installed by a crane. The process is professional, quick, and with minimal disruption to your property.

We aim to complete the delivery in 1 day.

Steps & Payments Process

9 steps from engaging with our team, to living in your aux box.

STEP 1 - Accessibility, Permitting & Feasibility Analysis

Duration: Minimum 3 weeks

Cost starts at

Non Permitted Projects: $1500

Permitted Projects: $3000

Multi-unit Projects: $5000

Step 1 applies to all projects. You may already have a good understanding of the project based on the 4 self-qualifying questions (listed above). We will fill in the missing pieces or complete the entire analysis for you.

Accessibility Analysis: Can we deliver your project using the aux box methods

Permitting Analysis: Are you legally allowed to build what you want on your property? If yes, what documents do you require?

Feasibility Analysis: We help you understand the overall project cost. We can provide estimates for all parts of the project that aux box will manage.

STEP 2 - Conceptual Design

Duration: Minimum 3 weeks

Cost: The design budget/estimate is created based on the information gathered in Step 1.

Step 2 applies to customized modulars and standard aux boxes with multiple alterations by the buyer. We will review the architecture, placement, orientation, foundation type, styling, budget, and project goals

Once you have committed to the Conceptual Design, we will provide you with a modified floor plan and preliminary drawings to proceed to Step 3.

STEP 3 - Drawings, Engineering, CSA certification, & Building Permit Prep

Duration: Minimum 6 weeks

Cost: Starts at $10,000 and is project/location dependent

Once we have completed the Conceptual Design and you have committed to the Drawings and Engineering Proposal we presented in Step 2, we will start on your architectural and engineered set drawings for your building permit submission.

STEP 4 - Permit Submittals

Note: Step 4 is omitted if a building permit is not required.

Once all architectural, engineering and certification documentation is complete, all drawings and accompanying documentation are compiled and submitted for Building Permits (BP) to your local building officials for review and approval.

STEP 5 - 50% of Manufacturing Payment and Site Work

Payment for the aux box & site work that we are involved in. Logistics and installation are cover in ‘Final Payment’

50% Payment

The first manufacturing payment is due at contract signing. Materials are ordered and we schedule your build for production.

STEP 6 - Progress Payments:

30% Payment

Due upon completion of the structural frame & windows/doors are installed (or assembly up to equivalent value)

20% Payment

Due upon completion of the mechanical, electrical & plumbing rough-in (or assembly up to equivalent value)

We then complete the interior finishes and install the appliances. We also prepare any materials ordered for site assembly (such as decks).

Final Payment

Due once the aux box is installed

STEP 7 - Delivery and Onsite Installation

Once we confirm that your site is ready to receive your aux box, we book the crane, trucks, and send the aux box installation team to your site.

The aux box Install Crew coordinates with the crane operator to land the individual modules onto the foundation and complete the aux box installation (Approximately 1-2 days, depending on the aux box model and scope of work).

The general contractor or tradesperson then connects all site utilities.

Then, the final walkthrough occurs, and the keys are handed over to you.

The final building inspection is carried out by the local building inspector. They will issue an occupancy permit.

STEP 8 - Final Shipping, Crane & Install Payment

30 days before the scheduled shipping date, we will re-estimate and provide you with the updated shipping, crane and installation pricing

Payment is for crane and delivery is due once the project is completed.

STEP 9 - Completion of non-aux box site work

Site hardscapes and soft-scapes are completed by your contractor after the aux box is installed on the foundation. Aux box is not typically involved in this step…but you should remember to budget and plan for it.

FINAL STEP - Enjoy your aux box!
